Our story
Certify Property was set up in Manchester in 2018 by a small team that had spent the previous decade running letting-agent operations across the North West. We kept seeing the same problems: contractors who'd no-show on tenants, vague pricing that ballooned on invoice day, and certificates that took weeks to land in the inbox. We built Certify Property to fix all three.
Today our engineers and assessors complete more than 1,200 jobs a year — Energy Performance Certificates, Gas Safety records (CP12), Electrical Installation Condition Reports (EICR), full and partial rewiring, Portable Appliance Testing, residential floorplans and air-tightness testing — for individual landlords, accidental landlords, HMO operators, letting agents and property managers from Stretford to Stockport.

Accreditations and standards
All gas work is carried out by Gas Safe registered engineers. All electrical work — EICRs, rewiring, PAT testing and remedials — is carried out by NICEIC approved electricians and certified to BS 7671 (the IET Wiring Regulations). EPCs are produced by accredited Domestic Energy Assessors (DEAs) registered with Elmhurst Energy or Stroma. Air-tightness testing is carried out to ATTMA TSL1 standards.
